Oasis at Saidia Management will specialize in managing short-term holiday rental properties and is able to take care of every facet of a holiday resort environment.

Resort Management: Oasis Beach & Golf Resort, Saidia, Morocco

Morocco is a country surging ahead into the 21st century whilst still retaining a wealth of tradition and history.  Its progressive rules is actively encouraging foreign investment and is intent on upping the country’s international profile.  It is poised at the beginning of a property and infrastructure development program that should put it firmly on the map for investors and visitors alike.

Morocco’s north-eastern Mediterranean coast is an ideal choice for both those who value unspoiled natural beauty and for investors wishing to purchase in a new, up-and-coming area.

SUMMARY

Tourists visiting Meditterania Saidia will spend in excess of €10M a year in local bars, restaurants, rent-a-car, golf, etc that will enhance the standard of living by employment in the local community.  Oasis at Saidia intends to employ local staff who will be trained professionally by our management teams who are based in Europe and North America using tried and proven systems.

The General Manager will have control of all areas of the Resort and we estimate an additional 4 managers will be employed and approximately 80 full and part-time employees will be needed to man the Oasis Beach & Golf Resort to the required occupancy levels.

Oasis at Saidia intends to utilize similar practices in Saidia that it has used in its experience in managing homes and resorts, primarily in Spain and North America.

Property Management

Caring for owners is a vital component in the operations of a holiday resort and our team of customer care specialists will be available to deal with owners concerns and help them realize their aspirations in terms of their investment in the property and rental income.

By operating a simple clear, understandable and open management contract owners will feel comfortable that they are being looked after. They also have full access to the income and expenditure detail of their home.

Maintenance

There are two types of maintenance that have to be managed on a resort. There is the day to day management of guest troubles, a blocked drain, etc and of course the long-term care of the owners’ property. We will schedule preventative maintenance and any repairs that may be necessary to keep the home in top condition for owners.

Pool Care

The pools will be checked regularly.  Chemicals, vacuuming and brushing will be carried out as needed.  Additional visits may be necessary during the summer months and when the pool heater is in use.

From time to time, excess dirt or mildew may form on areas of the pool deck and screens, as well as on the driveways and entry to the front door of homes.  On these occasions we would recommend pressure washing (including all pool furniture)

Lawn Care

With sub-tropical climate, gardens will require maintenance.  Our service will include lawn cutting and hedge trimming and edging on a regular basis.  Our monthly charges remain the same through the year although cuts during the summer months are made more frequently.  Mulching flowerbeds is best carried out in the winter.  An irrigation system is essential for a green and well-looking garden.  Fertilizing of the lawn will be carried out as required.  These items are all maintained at additional charges.

Accounting

We will pay all the necessary bills for the home and keep track of the income from rentals that is due to the owner. We will produce statements every month as well as annual statements that may be required by tax authorities to make the investment for owners as easy as possible. Statements include detail of all the income and expenditure for the home.

On-Line Account Access

Our systems will provide all owners with an internet logon so they can see on line at any time how their property is doing. Online features include: -

  1. Access to statements.
  2. Booking calendar.
  3. Ability to book their own home for themselves.
  4. Details of all income and expenditure.

Hospitality

Recognizing we are in the hospitality industry and remembering that guests are guests, is essential to ensure the resort gets a good reputation. The lowest cost customer is always the returning customer and it is vital that guests enjoy their stay on your resort.

Front Desk

The first point of contact and the old adage, “first impressions are all that count” is so true. We have all the expertise and software systems to make check in a fast and pleasurable experience. Our front desk operations will be skilled in helping guests with other issues during their stay and have access to maintenance and housekeeping because a problem is only a problem while there is no solution.

Housekeeping

Our systems will have full housekeeping capabilities that can manage cleaning down to maid level in terms of hours and room clean scheduling. We will also be able to handle cleaning on demand and any other minor issues like extra pillow etc. We recognize that cleanliness if paramount to operating a successful resort community.

Oasis Beach & Golf Resort will consist of unique amenities:

If the resort has special facilities like Gymnasium, Spa, Massage, Golf, Marina or Banquet Catering we will have the software and the expertise to manage the scheduling and charging for guests extra activities.

Bar and Restaurant

Food and Beverage

The system will have integrated Point of Sale capabilities that allow for cash, credit card and room charging for any Bar, Restaurant and other Retail facilities that may be on the resort. We will have fully managed inventory systems that enable us to support complex menus with fresh produce while managing cash flow.

Pool Side Service

There will be pool side service as well as full service restaurant/bar to service the guests.

Sales and Marketing

Oasis at Saidia Management will offer the services of the Group Hospitality sales & marketing team to any resort that requires us to also provide holiday rentals. Our hospitality team will comprise of dedicated professionals with experience throughout the hospitality industry.

We will work with many travel partners and cultivate relationships with Travel Agents and Wholesalers around the world and we can use these channels to get vacationers to Oasis Beach & Golf Resort.

We will also cultivate relationships with all the major Dotcoms.  We will maintain a department dedicated to working this distribution channel.

We understand yield management and will manage pricing to accommodate seasonal variations of current and forecast occupancy levels on a day to day basis if necessary to meet targets.

Our software systems will have sophisticated tools to manage the yield from the resort.

Project Management

We have a professional and dedicated project management team in place to oversee the construction of Oasis Beach and Golf Resort. This team consists of architects, site engineers, quantity surveyors and accountants who between them will ensure that the resort will be delivered to the highest quality, within budget and to the defined construction programme.

The Project Director is Ian Waudby who has over 30 years experience in this field. He is assisted by Nidal Al Dihni. Nidal has an impressive background encompassing all aspects of construction and quality control. Nidal is fully experienced in working with construction companies in Africa having worked in this sector for many years. He speaks fluent Arabic, Spanish, French and English and his role will be communicating on a daily basis with the various construction companies building Oasis Beach & Golf Resort.


The team are based in our Marbella office in Spain and our construction site office at Mediterrania Saidia in Morocco.
